- Owners’ Title Insurance Policy. This document benefits both the buyer and you, the seller. The buyers can obtain a reduced or “re-issue,” rate on the title insurance they must purchase for the purchase of your home. You will need to resolve any title issues that may have arisen since the date of your Owners’ policy (most often the date which you purchased the property), rather than being required to resolve any title issues of the last thirty years. - Cancelled Notes or Deeds of Trust that have been paid off or refinanced during your homeownership. This includes any ‘same-as-cash’ or financed home improvements that you may have made during any remodeling that you did during your tenure as homeowner. Oftentimes vendors will place a temporary lien on your property until which time the full payment is made for their services and quite often these vendors will neglect to remove the lien from your Deed of Trust. Typically this is found late in the transaction, very near Closing and can cause a good deal of stress you, as the seller.
- Survey – Typically if a home was surveyed and no improvements made to the footprint of the home or the land, a surveyor can re-issue a new survey to your buyer. This is both time efficient and cost effective for your buyers.
- Permits and the resulting follow-up County inspections for any additions/renovations.
- Zoning variances are important as well–especially if you run a business from your home.
- Documentation pertaining to architectural reviews and approvals granted by your homeowners association for improvements to your property.
You will appreciate being prepared ahead of time as locating these documents while they are readily available, can save you a lot of time later on in the sale of your Charlotte home.
