Five Reasons to Choose a Resale Charlotte Home
You’ve made a decision to purchase a Charlotte home but, you’re not sure if you should buy a previously-owned home, a distressed property or a newly built home. Here are five reasons why buying a pre-owned Charlotte home for sale might be the right choice for you:
- You need to move quickly – Many distressed properties are short sales. With the average timeframe for completing a short sale running into the ‘months’ rather than weeks (and on occasion over a year), if you’re in a hurry to make that move, chances are buying a short sale is not going to be the best choice for you. If you’ve got plenty of time and want to roll the dice, a short sale can be a great purchase. Most relocation clients are looking for a 2-3 month move-in time and if so, a short sale is rarely an option.
- You want big trees – The cost of landscaping a newly built home can be exorbitant, especially if you want big trees immediately. When you buy a resale home, you get the benefit of bigger trees that have taken years (even decades or centuries) to sink deep roots and grow broad, shade-providing canopies.
- You want an established neighborhood – Who wants to deal with the noise and dust until all the construction is completed? No one! What if all the homes don’t sell? You could end up living in a partially finished neighborhood without all the promised amenities. When you buy a pre-owned home, you know what you’re getting – just ask the neighbors and check the crime stats.
- You don’t want to select your appointments – Many people think they want the opportunity to build a home with the floorplan of their choice and the ability to pick out all the light fixtures, flooring, countertops, and on and on. The reality is that it’s very time consuming. It’s also hard work if you don’t enjoy or have a knack for decorating. And, oftentimes, a new build is an arduous task which many swear that they’ll never do again after having completed their first new construction build.
- You want a definite move-in date – When you’re buying a short sale or building a new home, there are invariably time delays. With short sales, the approval can be delayed because the buyers’ attorney may not have the proper document to the seller’s lender for approval. With new construction, delays can be caused by bad weather, slow supply delivery, overbooked subcontractors. Unfortunately, you have no control over any of these.
