Home Seller Tips – Lights, Camera, ACTION in Just a Short Time
In a perfect world, Charlotte home sellers have plenty of time to prepare their home to list and SELL. This would include time to pre-inspect, make necessary repairs, thoroughly clean the home and properly stage it for showings. However, as we all know, there are those cases when time is not on the sellers’ side to complete all of these tasks.
Here are a few short cuts that ARE necessary in order to get your home in show-ready condition in a very short period of time.
Remove All Personal Photos/Miscellaneous Items
One of the most important things that a home seller can do in staging their home is to remove all of the family’s personal photos and items. Sellers want their home to be neutral so that a buyer can see himself or herself living in the home. Ideally, all personal effects will be removed from the property but, when this is not possible, they should be boxed up or stored in an out-of-sight location in the home.
De-Clutter As Much As Humanly Possible
De-cluttering the home is probably THE most important step in home staging because it can make the home appear cleaner and shows a more accurate depiction of the square footage in the home. When time for staging is limited, go ahead and REMOVE these items – box up as much as you can and get it out of the house! Buyers WILL open closet doors, drawers and cabinets to view these areas and you certainly don’t want your buyers to think you’ve ‘outgrown‘ the house! If the space/storage is too small for you, it may be too small for them too!
Put the Spotlight On the Kitchen And Bathrooms
Focus on cleaning the kitchen and bathrooms thoroughly and giving the other areas of the home a once-over with cleaning efforts as well. Remove as much as you possibly can from the countertops – no good chef likes limited prep space in a kitchen and no girly-girl likes little space for her personal items!
In a situation with limited time to stage the home, we highly recommend leasing a portable storage unit and begin packing. Remember, you’re getting ready to move, why not get a jump-start on the packing NOW?!
